This four bedroom, three bathroom, Provencal style villa has been built to the owners exacting specifications. It has its own coded electric gate for vehicle parking.

The villa's commanding sea view is one of the best, if not the best, in the area and is situated in the most exquisite location. The constant activity of boats adds to this picturesque, panoramic view, encompassing mountains, ports and the beautiful Mediterranean bay of Cannes, well known for its many festivals, the most famous of which is the International Film Festival. The villa is located above the bay of Theoule in the charming village of Theoule-sur-Mer, which not only looks out to the renowned Cannes Croisette but also has the most incredible sea view to the Islands of Lerins.

Theoule's privileged position offers hospitality all year round and has four ports, 10 km of beaches and is very near to four golf courses. It is due to this superb location, quality of properties and the closeness of leisure transport and service amenities that demand has always exceeded supply in this area

The accommodation in the villa is spread over three floors with its own lift, spacious patios and swimming pool.

Entering the front door into the hallway you are led from here to an external patio/veranda/solarium with views to the snow covered French Alps and the Mediterranean Sea and where sunbathing in complete privacy is a difficult option to resist.

The second floor houses the bedrooms and bathrooms, each with the same exquisite views. One of the bedrooms has its own private patio/veranda.

Then to the ground floor with its large sitting room, dining room and kitchen which leads out to the spacious garden patios with its rustic steps leading down to the kidney shaped swimming pool.

This is one of the most secluded but central places on the Côte D'Azur with easy road services leading past local shops to the A8 Autoroute, (only ten minutes), which connects with Nice international airport, (less than twenty five minutes away), and only forty five minutes to the world famous Monte Carlo.

Train routes hug the coastline giving you a 'by the sea' view of the whole coastline from Marseilles to Italy

This part of France, the Côte d'Azur, is probably the restaurant capital of the World with the famous Mougins village only 20 minutes drive.

As one would expect where the sun shines most of the year round, leisure facilities are in abundance. There are sporting clubs, leisure centres, horse riding, para gliding, tennis, swimming, and theatre, golf (there are three courses within fifteen minutes drive and at least a dozen within an hour and half drive). Even a private airport at Mandelieu only 10 minutes away.

The whole of this dreamlike situation backs onto the Esterel, a natural unspoilt mountainous park region covering thousands of hectares.

The villa includes a ping pong table and BBQ.
